Food, clothing, and shelter are the basic necessities of life all over the world. In modern times, shelter would be the most difficult to obtain. It requires a large sum of money to build or buy a home and unfortunately, not everyone can afford either one. The next best option would be to rent a house.

But in a lease agreement, a security bond is a standard provision. A bond works as a deposit and is the landlord’s security against partial loss or damage to the premises during the period of occupancy. Depending on the location, size and amenities of the leasehold, the bond could be a sizeable sum which poses a problem to those who do not posses or have limited access to the required amount.

Now, a financial problem is a fact of life. It cannot be avoided, it can and it does, happen to anybody at anytime. Some are able to cope easily and some are able to do so with the help of family and friends. Unfortunately, there are others who are unable to completely manage cash flow problems and the resulting consequence is a damaged credit. Bad credit records, in effect, deny an individual a basic human right. Recognizing this and preventing the proliferation of such a problem, housing authorities established bond loans.

Bond loans are available to Australian citizens, who do not own a residential house, a mobile home, or a house boat. However there are other requirements that loan applicants must also know: the combined income for household members should not go over the minimum limit. The cost of the lease should not go over a certain percentage of the total income made by a certain household. These numbers, including percentages, are different from one state or territory to another, so it is advisable to get the exact figures from housing authorities or offices.

There is no limit as to the number of times an applicant can apply for bond loans. The only thing that could stop a person from getting a loan is if he or she has other unpaid debts from the housing authorities. On the other hand, there are people who are also under a lot of unpaid debts that led them to have bad credit marks on their financial portfolios. If this is the case these would-be borrowers should seek the help of private lenders who offer bad credit bond loans.

There are private loan providers who readily offer bond loans to people who cannot meet the government requirements or cannot afford to go through the very long application process. The loans will qualify as bad credit bond loans as it is available to applicants with bad or no credit history. The loan is guaranteed to be available in an hour or two and transferred straight to the borrower’s bank account. However, the interest rates and other fees are higher than government-issued bond loans. With that, an applicant must always remember that government-issued bond loans are the cheapest choice there is and should always be the first option.
